Location: Approximately 5 mile west of Highway 99W, south of the small community of Perrydale, and on the north side of Beck Road, a graveled county road, Township 6S, Range 5W, Section 22, tax lot 700, Amity, Polk County, Oregon.
Land: 105.2 tax roll acres with level to moderate slopes. Elevation ranges from 200 feet to 240 feet sloping generally east and south. Soils are predominately Class II Woodburn Silt Loam with intrusions of Class II Amity, Class III Concord and Dupree, and Class IV Helmick Silt Loams. Located in the wine growing area of Polk County. This is a very large planting. While it needs to be disclosed to any interested buyer that the grapes are not grafted on foluxura resistant rootstock, all care has been taken to prevent its introduction. Including an exterior fence, all plants were grown on the farm and all harvest is done with only on farm equipment.
Leaseback: In addition to this vineyard the seller also owns 200 acres which they are going to retain. Should a buyer desire, the seller would be willing to leaseback this vineyard and pay as rent 6% of the selling price. It is believed that the vineyard and trellis could be depreciated over a ten-year schedule. Thereby yielding a substantial tax benefit.
