Location: This is a nursery facility located approximately two miles east of Salem, Oregon, in Township 7 South, Range 2 West, Section 21, Tax Lot 700, and Section 22 Tax Lots 2500, 2600, and 2700, Marion County, Oregon. The physical address is 6505 Fruitland Rd NE Salem, OR. 97317.

Land: Property consists of 27.53 tax roll acres with level to slightly rolling topography. In addition to the nursery facilities the property is perimeter fenced and cross fenced for livestock production. The NRCS Web Soil Survey of Marion County indicates that the soil types are 85% Woodburn Silt Loam, 14% Amity Silt Loam and 1% Dayton Silt Loam. These are very productive soils and will accommodate nearly any crop grown in the Willamette Valley

Zoning: Tax lots 700, 2500 and 2700 are zoned Exclusive Farm Use while tax lot 2600 is zoned EFU and AR.

Improvements: Property is a highly improved commercial greenhouse operation that was used for the production of house plants. Facilities are as follow: approximately 60,000 square feet of greenhouse space that is heated by a gas fired hot water boiler system. Said greenhouses (13 total) are interconnected which allows plant material to be moved without being exposed to the outside weather; numerous hoop houses that are not heated or included in the above square footage figure; a 5000 square foot packing shed that also includes production offices and the heating equipment; a 2800 square foot enclosed truck loading facility; and an additional 6650 square feet of storage facilities.

The residence is a 1989 double wide manufactured home that contains 1755 square feet of living space. The home has three bedrooms, two baths, living room, dining room, family room and kitchen. It is in very good condition.

In addition, there is an old, unoccupied residence presently being utilized for storage.


Irrigation: State Water Resource records indicated that there are 22.6 acres of water rights for this property from two wells. (14.3 acres of said water rights classified as general water rights and 8.3 acres classified for the nursery operation.) These water rights are granted under permit # G-12290and carry a priority date of 8/23/1994.

There are three wells located on this property. However, a search of the Oregon Water Resource Department records disclosed only one well log filing. Said well log indicates that an irrigation well was drilled in 1980 and flow tested at 350 gpm when drilled. In addition to this well there is an unused domestic well and a second irrigation well that also supplies the domestic water. No well log information was found for these wells.
Domestic water is supplied by one of the irrigation wells.

Remarks: This operational nursery is ready for a new owner. Its’ greenhouses, and associated facilities, will accommodate a large number of different growing operations. The overall condition of the facility is very good, and it has an excellent lay out for almost any type of greenhouse production. The additional land could be utilized for expansion of the greenhouse operation or adding an outdoor growing operation. The use of this property is limited only by the imagination of the new owner.
