Land: 267.25 tax roll acres lying on the west side of the lower Pudding River 2.5 miles up stream from its confluence with the Willamette River. The majority of the land is Class II, III and IV bottomland, of which approximately 173 acres is tillable and suitable for annual row crop, hay and pasture production. The balance of the non-tillable farmland lies next to the river and on the slopes and terrace where the farmstead, residence and outbuildings are located. Many oaks, firs, ash and cottonwoods grow on the slopes and bottomland near the river.

Zoning: Exclusive Farm Use (EFU)

Improvements: The dwelling is a 2001 manufactured, doublewide home. It has 2100 SF with 3 bedrooms, 2 baths and a deck in back with panoramic views of Mt. Hood, the Cascade foothills and the farmland below.
The many buildings consist of a 2,300 SF loft barn with 5 horse stalls and a tack room; a 60’ x 130’ covered riding arena with tack room and 8 box stalls; a 2,692 SF shop with a concrete floor and high roll up door; 4,000 SF of covered hay storage on a concrete floor; an equipment repair shop of 2,720 SF partitioned into 2 bays with high rollup doors, high capacity electrical service and an adjacent covered concrete loading dock, and a warehouse and office with 16,000 SF total including 1,500 SF of office space, all on concrete floors. An unfinished farmhand duplex apartment structure is currently used for storage but could be converted to additional box stalls.

Irrigation: Certificate No. 53301, with a priority date of April 19, 1950, allows for the irrigation of approximately 173 acres of this farm with water being pumped from the Pudding River. In addition, Certificate No. 53303, with a priority date of March 20, 1978, grants supplemental rights to irrigate approximately 41 acres of this farm from a reservoir authorized by Certificate No. 53302, with a priority of the same date. There is no irrigation equipment included.

A cased 6” well located near the farm buildings and dwelling supplies domestic water. A water softener and iron removal system is installed in the domestic water system.

Remarks: This is a beautiful, scenic farm with many improvements. It has been used as a horse and cattle raising property in the past and much of the needed infrastructure remains in place to continue these enterprises while raising its own feed. The bottomland could also be used to grow cash crops such as corn, beans and other cannery crops.
