Included with the land is an inventory of over 77,000 trees Christmas trees of various ages and species included in this price.

Improvements: Property is currently improved with a single family home and several out buildings. According to Benton County Tax assessor the home was built in 1934, and contains approximately 2,935 Square feet with three bed rooms and two bath rooms. It appears to be in poor condition but is currently rented. There are two barns on the property. The old wooden barn has 2364 square feet and is of little value. The larger barn has 5,148 square feet metal siding and roof.

Irrigation: There are no water rights registered for this property. The domestic well is 162 feet deep and flowed at 15 g.p.m. when it was drilled in 1985.

Remarks: This is a great property with a very nice territorial view to the north and east. It is currently a Christmas tree farm but has potential for a number of other uses. While the old home does not have much value, it does allow for the buyer to replace it. There are several locations that would make excellent home sites.
