Location: This property is located in the heart of the Willamette Valley, in Marion County, Oregon. Being near Highway 99-E, and only several minutes to Interstate 5, it is very well located for a nursery operation.

Land: Property consists of approximately 30 acres and is being utilized as a container nursery. The soil types are approximately 51% Class II Woodburn Silt Loam, 34% Class II Amity Silt Loam, with the balance being Class III Concord Clay Loam and Class IV Dayton Clay Loam. There is pattern tiling, on 40’ spacing, on approximately 9 acres of the property and old farm tile on northern half of the property.

Zoning: The land is in FEMA zone X, out of the 500 year flood plain.



Improvements: There is an extensive list of improvements on this property. The Home is a 1986 Fleetwood Doublewide Manufactured Home. According to a recent fee appraisal it contains 1,296 Square feet.

There are approximately 140 cold frame hoop houses, irrigated with manual controls, encompassing approximately 300,000 square feet of growing space; 3 propagation houses, encompassing 7,680 sq. ft. that are bottom heated and misted; 19 heated greenhouses, with natural gas heat, encompassing 39,432 sq. ft.; and 5 gutter connected greenhouses with gas heaters, circulation fans, solid set sprinklers and misters.

The 60’ x 120’ warehouse with a 24’ x 120’ lean-to was built in 2000. It has a gable roof, 14’ eave height, 2-roll up doors, three phase power, concrete floor and a 24’x 24’ office. This building is also utilized as a potting shed and shipping warehouse. The old potting shed is 30’ x 40’. It is a pole framed building with 10’ eave height, metal skin and an 8’x 12’ built-in cooler. The machine shed is a wood frame building with an eave height that varies from 7’ to 10’. It is 19’ x 93’ and enclosed on three sides. There are two enclosed areas in this building, one for chemical storage and one for an employee lunch room. There is 36’ wide by 25’ deep concrete truck dock with a 14’x48’ concrete ramp.

There is a 14’ deep pond on the property utilized to capture runoff from the pattern tiled area. It holds enough irrigation water to run for 6 hours.

The container yard is approximately 14 acres in size with a gravel base on a level grade. It has a solid set irrigation on 40’ spacing.

There are adequate paved areas for soil bunkers, truck loading, and other nursery operations.


Irrigation: There is a ground water rights permit for 30 acres on this property with a priority date of March 2005. (Permit information is available.) The owner reports that the well delivers 450 gallons per minute and has a 40 HP pump for irrigation use. There is also a 20 HP booster pump at the pond located on the property. The irrigation well also serves as the source of domestic water by utilizing a 7HP pump.

Remarks: This nursery, which has been in continuous operation since the early 1980’s, is stocked with a wide variety of landscape materials. The purchase includes the real estate, plant inventory, rolling stock, equipment and business value, along with the customer list and all good will enjoyed by this operation. Over the last several years gross sales have been in the 1 million dollar range. While the Nursery Industry is currently experiencing a slow down, the potential for long range growth is good and the well established reputation of this nursery a definite asset.
