Location: Property is located in T9S, R4W, Section 11 and 14, Tax Lots 600, and 202, with a physical address of 5340 Wigrich Road, Independence, Polk County, Oregon, 97351. It is bordered on the north by Wigrich Road, a paved county road. The town of Independence is located approximately four miles to the Northwest.

Land: The subject property consists of approx. 86.5 tax roll acres with approximately 85 acres in cultivation. Soils are primarily (94%) Class II, Cloquato silt loam, Newberg fine sandy loam and Newberg silt loam. The farm lays fairly level with some of the farm land lying in the 100 year flood plain.

Irrigation: According to Oregon Department of Water Resources documents the property is covered by two Certificates of Water Rights. The 10 and 12 inch wells when drilled were 34 and 33 feet deep and yielded 500 and 620 gpm respectively. Included in the purchase price are two – 30 hp pumps, two electrical panels and approx. 1700 feet of buried mainline. Domestic: Water to the home is from a well located on the property however no well log is available.
