Land: Property consists of 30.99 tax roll acres. It is generally rectangular in shape and bordered on all sides by adjacent farmland and/or rural residential parcels. There are three soil types on this property. 56% is Sifton gravelly loam, a Capability Class III soil; 23% Salem gravelly silt loam, a Class II soil and 21% Courtney gravelly silty clay loam, a Class IV soil. These are well drained soils, suited to growing crops that respond to irrigation.

Improvements: The only improvement on this property is a solid set irrigation system. Said system, which was installed in conjunction with a neighboring property owners system, will remain but needs to be modified to become an independent, functioning system.



Irrigation: The Oregon State Water Resource Department’s online record system indicates that there are water rights for the entire farm from the Santiam Water Control District. (A call to the District’s office verified these rights.) There is a water delivery canal located along the northern border of this property, but no electric power is presently available at the canal site. Irrigation water is presently being obtained through the use of the neighbor’s pump site.

Remarks: This is a small parcel of land located close to town yet in the country. It has fairly productive soils, good water rights and will grow many of crops being raised commercially in the Willamette Valley.
