Land: 108.9 tax roll acres with moderate slopes. Elevation ranges from 200 feet to 320 feet sloping generally east and north. Soils are predominately Class IIw & IIIe Woodburn Silt Loams, with slopes of 3% to 20%, and Class III Steiwer silt loams, with slopes of 2% to 50%. This is a very large planting located in the wine growing area of Polk County. Leaseback: In addition to this vineyard the seller owns other vineyards which they are going to retain. Should a buyer desire, the seller would be willing, to lease back this vineyard and pay as rent 6% of the selling price. It is believed that the vineyard and trellis could be depreciated over a ten-year schedule, thereby yielding a substantial tax benefit.
