Location: Property is located in T10S, R3W, section 13, tax lot 200, with a physical address of 626 Jefferson-Scio Drive, Jefferson, Marion County, Oregon, 97352. It is bordered on the north by Jefferson-Scio Drive, a paved county road, and on the west by Harris Lane, a gravel county road. The town of Jefferson is located about half way between Salem and Albany, Oregon.

Land: 56.04 tax roll acres with approximately 52 acres in cultivation. Soils are (85%) Class II Newberg fine sandy loam and Newberg silt loam and (8%) class II, Cloquato silt loam. The topography is fairly level with some of the farm land lying in the 100 year flood plain.

Improvements: According to the Linn County Assessors office the home, which was built in 1956, has 1462 sq ft, 2 bedrooms and 1 ½ baths. The living room has a very nice fireplace with an insert that the owners say heats the home. The kitchen is very sunny and looks south over the farm land. It has a continuous concrete found-ation, composition roof and a detached two car garage. The improvements are in good condition. In 2009 new vinyl windows, deep sink and counter-tops were replaced in the kitchen, the home was also repainted on the interior.

Irrigation: According to the Oregon Department of Water Resources web site the property is covered by Certificate of Water Rights #GR1666, with a priority date of June 12th, 1958, and covers 60 acres. The well, when drilled, was 21 feet deep and yielded 500 gpm. No irrigation equipment is included in this sale, only an electrical power drop at the pump site. Domestic: Water to the home is from a well located near the home. When drilled in 1995 it was 45 ft deep and yielded 75 gpm.

Remarks: This is an excellent tract of farmland with deep, well drained soils and an abundant supply of irrigation water. The dwelling is an older home but in good condition. Its’ location, near the paved road, reduces the amount of land lost from farming. I believe it would make an excellent nursery or blueberry site.
