Location: This farm is located in Township 10S, Range 2 West, Sections 12 and 13, Tax Lot 1300, Linn County, Oregon. The physical address is 38424 West Scio Rd, Scio Or. 97374. Scio is a small farming community approximately 12 miles east of Interstate 5 and the Linn County seat of Albany.

Well #1 was drilled to a depth of 247’ and air tested at 40 GPM. Well #2 was drilled to 175’ and air tested at 60 GPM. Well #1 has a 3 HP pump installed and is operational, while Well #2 has a 7 HP 3 phase pump installed but has not had the electric power run to it yet. Buyers are cautioned to have a discussion with qualified individuals as to the cost of completion of this irrigation system. Domestic water is being supplied by a well located behind the house. However, there is no information available on said well.
Remarks: This is a good opportunity to acquire a certified organic farm. The location and surrounding farms will make is relatively easy to maintain the organic certification. The home that is currently on the property would provide basic shelter until it could be replaced in a more tranquil setting. The barn is serviceable for different types of livestock or could be converted to other types of enterprise such as a retail location for produce.
