State: Oregon
Zip: 97038
Price: $599,000
Lot Size: 47.4 acres
Annual Property Tax: $2,062 for 07-08 tax year
Status: Active
Location: Property is located in Township 6 South, Range 1 East, Section 3, Tax Lot 1500, in Clackamas County, Oregon. The street address is 9997 S Wildcat Rd, Molalla, Oregon, 97038. It is located 2 miles east of State Highway 213 in the rural community of Marquam.
Land: Property consists of 47.7 tax roll acres with approximately 34.0 acres irrigated and tiled crop land, 5.0 acres dry pasture and 7.7 acres of creek/pond/brush land and home site with a small apple, cherry, pear and prune fruit orchard.
Soils are predominately Class II Aloha Silt Loam, Coburg Silty Clay Loam and Woodburn Silt Loam with intrusions of Class III Wapato Silty Clay Loam and Class VI Gapcoot Gravelly Loam. The topography is level to gently sloping.
Zoning: The property is zoned Exclusive Farm Use (EFU).
Improvements: The Clackamas County Assessor’s records indicate that the dwelling is a 1489 square foot, 3 bedroom, 1.5 bath home with a basement, and attached double garage built in 1967. While the home is in need of some updating and attention to deferred maintenance, it is solidly constructed and has a functional floor plan with two fireplaces and a kitchen pantry.
Other improvements consist of a 1064 sq ft shop/storage area, a 9600 sq ft turkey/sheep shed, a 5160 sq ft livestock shelter and an old granary building. Said improvements are considered to be in only fair condition, but have some useful life and utility.
Irrigation: State Water Resource records indicate that the property has irrigation rights for 28.3 acres, under Certificate No. 79717, with a June 19, 1990 priority date. However, it should be noted that the water supply is from a drilled well not located on this property.
The domestic well (see below) is of sufficient quantity that, when used in conjunction with the pond, could provide enough water to irrigate this property. A change of diversion point would need to be obtained from the Oregon Water Resource Department to accomplish this.
A domestic well (Well Log # 15093) was drilled in 1970 to a depth of 166 feet. Said well was pump tested when drilled to yield 50 gpm. There is a second well on the property but no additional well logs were located during a search of the State Water Resource records.
Remarks: This is an attractive, agricultural unit that has a lot of utility and potential. The home and outbuilding are in serviceable condition and with some maintenance could be very nice. The soils are of sufficient quality that they grow almost any crop that is available in the Willamette Valley. The land slopes gently to the east towards the creek and the pond. This property would also make a nice livestock operation with the addition of some fences.
